Loan by banks:
If you have a Thai partner and she works or has a business perhaps a bank will give her a mortgage. If your thai partner does not have a job it's also possible. Some banks accept a mortgage if you can prove that you give enough income to your Thai partner. If this is the case, make sure you transfer monthly enough money to a Thai bank account in the name of your partner. Usually banks require a 50% down payment.

Mortgage via project developer:
Some new housing areas (mooban's) offer loans with lower interest rates. Also, in these cases, a down payment is mandatory, by Thai law. For foreigners it is easier to get a mortgage via project developers.
